Esquire Apartments offers you a variety of spacious floor plans at affordable prices:  one bedroom (flat or townhouse with den), two bedrooms (flat or townhouse), and three bedrooms (flat).  All have central heat and air; each with expansive patios.  Twenty units are completely renovated and available now!

Application Process

Availability
Applications for apartment homes will be accepted on a first-come, first-served basis and are subject to the availability. Rental Rates are subject to change without notice.

Rental Applications
An Application for Residency is required for all the occupants who are 18 or older.  A separate Application may be needed from anyone guaranteeing the lease obligation or contributing to the payment of rent.

Standards

All new resident lease applications are considered equally without discrimination on the basis of race, color, sex, religion, sexual orientation, national origin, and are protected by the applicable laws (Fair Credit Reporting Act (FCRA). 

Roommates
Each person must complete an application and will jointly qualify for the apartment. Each roommate is fully responsible for the entire rental payment, and each must execute the Residential Rental Agreement [Lease] and its supporting documents.

Qualifying Standards
Esquire may obtain a background report in connection with the Application and such report may include information on the applicant's credit and criminal histories. The application may be rejected based on information contained in such reports.

Esquire's Resident Selection Criteria includes: (1) previous rental history, (2) current income, (3) credit history, (4) criminal history, (5) failure to provide accurate or complete information on the application form, and (6) any other legitimate non-discriminatory information that might be relevant to the resident selection process.

If the applicant does not meet the selection criteria, or if the applicant provides inaccurate or incomplete information, the application may be rejected and the Non-Refundable Application Fee, and Guarantor Fee (if any), will not be refunded.

Residence History
Rental or housing history may be verified on present and previous residence.  A positive record of prompt monthly payment, sufficient exit notice, and no reported damage is expected.

Credit History
Reports with past or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies can disqualify an applicant.

Employment Verification
In order for an applicant to be approved, he/she must generally earn, on a gross monthly basis, a minimum of three times the gross monthly leased rent.  Income verification if required may include: a pay stub, a letter from the employer, the most recent W-2 form, or, for self-employed applicants, a copy of the most recent tax return or certified verification from his/her company accountant or bank.

Criminal Background
Grounds for rejection of an applicant or occupant may include, but are not limited to, any felony conviction or arrest record. We also do not lease to applicants with certain misdemeanor arrests and convictions.

Guarantors
Guarantors (co-signers) are accepted, he/she must complete an Application and meet all income and qualifying standards. A guarantor will be fully responsible for the Residential Rental Agreement [Lease] if the occupying resident(s) defaults.

Subletting
Subletting is prohibited without the prior written consent of management.

Occupancy Standard

Two occupants per bedroom.

Pet Polices

Pet Types Allowed:
Dogs, Cats, Fish, Caged Birds and some exotics 

Number of Pets per Apartment:
2 Pets.

Weight Limit:
Maximum 40 lbs per pet or approval from the manager

Non-Refundable Pet Deposit:
$400/pet 

Other Comments:
Manager has discretion regarding each pet. The following is a noncomprehensive list of dogs that are not permitted: Rottweiler, Doberman Pinscher, German, Pit Bull and any dog with a history of biting.

All animals must be approved by management. Qualified service animals are always welcome without deposit or fee.

Pets are required to be on a leash at all times.

Owners must control barking and should never allow pets to harass other residents.

Residents are required to clean up after their own pet at all times.

Visiting pets are never allowed.

All pets must be registered with leasing office in advance.

Move-in Checklist

Esquire Apartments wants your move-in experience to be a positive one.  In order to help you with your move-in arrangements, we encourage you to use this checklist.  Please note that all move-in dates are subject to Management approval.  As always, if you have any questions or need assistance, please contact the Property manager.

Prior to move-in:

         • Esquire Apartments will need to confirm your application approval.
         • Ensure that you have set up all necessary utilities for your new apartment in your name, effective for your move-in date. 
         • Please ensure that you have scheduled a time for the following activities with the property manager. 
               1 Lease Signing.
               2 Walk through with manager.

Special reminders:

         • Move-in date is subject to management approval.
         • All fees, deposits, and move-in rent amounts must be provided prior to receipt of keys and move in.

Cancellation policy:

If your application is approved and you fail to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the Reservation Fee.  See the Rental Application for details.

What Do I Pay?

Application and Reservation Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment.  Esquire will accept payment by check or money order for all application and reservation fees.

 

Application Fee $50.00 Non-refundable fee paid by each applicant for verification of information.
Deposit    
Administrative Fee $150.00  

Other One-time Fees
Other Fees needed to lease an apartment may include but are not limited to: Administrative Fees, Amenity Fees, Refundable and Non-refundable Pet Fees (see Pet Information for more details).

Types of Payment: 
Esquire will accept personal checks, cashiers checks, or money orders.

Rent: Rent per lease agreement.

Water Charges: A monthly water charge will be added to your rent.
